Alligators are part of the Florida landscape

If you live in Florida or if you move to Florida, you should learn about Alligators.

We stayed at the Gaylord Hotel in Kissimmee since last Thursday until tonight for the Florida FPEA Homeschool Convention. Gaylord is a very fantastic hotel divided into three different parts of what makes Florida famous and great, and shows great diversity in landscape and environment.

In the Everglade section there is a baby Alligator exhibit. The trainers from Gatorland come to the hotel and feed the baby alligators three times a week. In nature, they do not need to eat as much. In fact, Alligators only need to eat six to seven times a year.

What is really interesting about this show is that the baby and the adult turtles soak up the sun right along with the Alligators.

In fact, they sleep on each other. The alligators are not hungry so they do not bother the turtles they share their habitat with here. In nature, however, this would not be the case. These baby alligators will not go wild. As they get bigger, they will go to Gatorland.

This is because humans feed the Alligators.

You will never feed a wild Alligator.

Feeding wild alligators is against the law here in Florida. Never foot Alligators. They lose their fear of people when you feed them. Their brains are the size of lima beans, and they are purely instinctive. Do not use their brains to determine if you are food or not. We are their natural enemy and we want to keep it that way! Tragedies involving alligators that have been fed are in the news. They have eaten pet dogs and children. Not only that, you just invite the Alligator to be killed because a threatening Alligator gets shot. As homes are built closer to the Everglades, there have been instances where Alligator has made its way up a canal and into the residents' swimming pool.

Never trust an Alligator. Never assume you become friends with an Alligator.

Florida Alligators grow about a foot a year while young and will in most cases grow to 6 to 12 feet. The largest Florida Alligator found was over 17 feet long.

All Florida waters from lakes to canals and rivers have alligators. There are no exceptions to this statement. Now, there are many brave souls like Broker Bryant who want to swim in the lakes, but that's not something I will ever do.

Once upon a time, the Florida Alligator was on the brink of the extension. But Alligator protection laws were introduced and now there are over 1 million Alligators in the state of Florida with a population of 17 million.

If you see an Alligator in your backyard or in a nearby canal, the best thing to do is to leave it alone, go inside, stay inside and wait for the Alligator to leave. If you think he's over 7 feet tall, you can call the wildlife department, but just know that they don't usually come out to take Alligator away if he's less than 7 feet.

Hotel History – The history of hotels over time

The word hotel derives from the French word hotel, derived from the word hote – which means host. The term originally referred to any building that has frequent visitors. Today, a hotel is a business that provides accommodation, meals and other services to travelers for a fee.

The earliest record of any mention of paid lodging would be in biblical times. According to the Bible, Mary and Joseph could not stay because "there was no room at the inn."

It was during the Roman Empire that hotels began to spread. These were created for the purpose of encouraging visitors to the empire.

According to Guinness World Records, the oldest hotel still operating today is Hoshi Ryokan located in the Awazu Onsen area of Komatsu in Ishikawa Prefecture, Japan. It was founded and still run by the same family for 1,292 years. The hotel has been with the family for six generations since 718. The hotel was built near a hot water source which is believed to have miraculous healing properties. The locals still claim that this is real to this day. The hotel has 100 rooms and can accommodate up to 450 guests.

In America, the first tavern was registered, established in 1607. In 1792, the City Hotel, the first publicly held hotel, opened in New York. Tremont opened in Boston in 1809. It was the first modern hotel in America. Buffalo Statler, the first business hotel in America, started its business in 1908.

Over the years, individual tastes have changed, and it was inevitable that hotels changed according to what customers wanted. These days, customers can choose from a larger selection.

Customers can choose to stay at a luxury or budget hotel, depending on their budget or available resources. Hotels can also be classified by service type:

  1. Full service upscale
  2. Full service
  3. Select Service
  4. Limited service
  5. Extended stay
  6. timeshare
  7. Destination Club

For people who want some adventure, they can try some unusual hotels such as the Null Stern Hotel in Teufen, Appenzellerland, Switzerland, which used to be a nuclear bunker that was turned into a hotel. There are also cave hotels in Cappadocia, Turkey and Spain. Costa Rica has Treehouse hotels and Japan has capsule hotels where people sleep on top of each other in rectangular containers. As it is cold most of the year in Canada, Finland and Sweden, these countries have hotels made of ice and snow. There are also underwater hotels in Sweden and Florida, USA.

The largest hotel according to the Guinness Book of World Records is the First World Hotel located in Genting Highlands, Malaysia. It has 6,118 rooms. The tallest hotel is the Rose Tower, located in Dubai. It is 333 meters high.

Florida Tourist Attractions – Clearwater Beach, Tampa Bay Area

Despite being overdeveloped and lined with cookie-making beach cakes, Clearwater Beach attracts visitors because of incredible white sand beaches, a large fishing fleet, and it's near Tampa and Skt. Petersburg. It is also a prime area for kayaking, shelling, biking and sunset on the beach – which almost sums up the locals & # 39; tourist attractions. & # 39; Unless you count beach volleyball on Clearwater Beach, which is pretty darn good too.

This northernmost barrier island is located about 22 miles north of St Pete Beach and 2 miles west of downtown Clearwater (a separate mainland town) over Memorial Causeway (Hwy 60). From here, the road is south S Gulfview Blvd and north is Mandalay Ave, Clearwater's main feature. Pier 60 is just off the roundabout where these three roads meet. From Skt. Petersburg it is approx. a 1/2 hour drive or a 1 1/2 hour bus ride. Although crowded, the extent of the island is humane (only 3.5 miles long) and is easy to get around.

– Pinellas Trail

This 47 km paved bike path, built on the abandoned CSX railway bed, runs from Skt. Petersburg to Tarpon Springs. So far, it is the longest urban track in the country. It is also very smooth – smooth enough for roller skates or roller skates as well as bicycles. There are plenty of stops along the way with cafes, pubs, bike shops, skate shops and fast food places. As it is on the route of the old railway, the corridor cuts through widely burnt terrain: sometimes you are in the center, sometimes along waterways, sometimes among orange groves and sometimes you drive practically through the backyard of the people.

From the Clearwater Beach International Youth Hotel, which rents bikes, head across the freeway and head north on Fort Harrison Ave and east on Jones St for about three blocks. You will pick up the southern end of the Clearwater Trail to Tarpon Springs. It is 20 km from Jones St to Tarpon Ave.

The benefits of fractional ownership in private residency clubs

A new way to own a holiday home – for the select few: Fractional ownership of vacation homes, also called private residence clubs, is a relatively new concept that allows you to enjoy four to 12 weeks of home ownership per year at an exclusive, luxurious resort, but at a fraction of the cost of the entire ownership.

If you want to own an impressive second home complete with personalized services and located in an expensive resort area but can't justify the expense because you only spend it a few weeks or months of the year, this type of real estate scheme may appeal to you.

Amenities Galore

Most private housing clubs offer extensive amenities. These can include an extravagant clubhouse and spa, plus five-star hotel services, the kind you wouldn't expect to have in a 100% owned vacation home, high-end condo, or timeshare.

Imagine this: You are going on holiday and you are calling the staff of your private home club. At your request, staff shop for your groceries, clean your clothes, make your restaurant reservation, heat your private splash pool, and place knick knacks and favorite photos of family members around your residence. You will be met at the airport by an employee who drives you home, where an equally detailed Jaguar sits in your parking lot for use at your disposal.

Get the picture? Private residence clubs are NOT your ordinary second home.

Outstanding locations

Fractional or residency clubs have emerged in exclusive world-class resort destinations around the world. St. Thomas, the Virgin Islands, Puerta Vallarta and Mexico are popular places.

In the United States, the first fraction of large ski areas was west-west, especially Colorado, where real estate was so expensive that the wholly-owned second home was out of the question for most. Eventually, they spread to the northeastern ski areas. Since then, fractals have begun to appear in golf-oriented communities such as Hilton Head Island, South Carolina and popular beach states such as Florida.

Some of the most popular fractional can be found in Jupiter, FL; Aspen Highlands, Bachelor Gulch and Aspen Snowmass, CO; Lake Tahoe, California; and Whistler, British Columbia. Fractional located in the United States usually offers good access to major airports, allowing for easy transportation.

Management of five star companies

The key to success for fractional is their professional leadership. Most are run by respected hospitality companies known worldwide for their world-class resorts. Among them are the Ritz Carlton, Four Seasons, Starwood, Intrawest and Millennium, brands known for their five-star services and amenities.

Seamless ownership

Part of the appeal of fractional is that they are completely hassle free. In addition to having a personal service staff available, in a private residence club, you never have to worry about repairs, maintenance or cleaning. Everything is included in the price and annual fees and is taken by the professional management company.

valuation Potential

So far, there have been very few fractional resort developments. Demand is high. As a result, it is likely that there will be a significant strengthening rather than the depreciation that usually occurs with timeshares.

Real estate experts say the outlook for pricing seems excellent. At least you can expect an appreciation parity over other properties in the resort area where the fraction is located.

prices

To buy a fraction, you pay a one-time purchase price and then an annual maintenance fee that covers all expenses associated with real estate and its use and services.

How much does it cost? Prices vary depending on the size, amenities and location of the individual property. But most are in the $ 100,000- $ 500,000 range. Keep in mind that these are really top-of-the-line houses that will cost you two to five times as much if you buy directly as a wholly owned vacation home.

Comparing fractions to timeshares

How is fraction compared to timeshare? They really don't & # 39; Fractional is far more exclusive and includes many more luxury amenities and services than timeshares. They tend to be larger houses, usually three to five bedrooms. Timeshare usually allows you to spend only one to two weeks a year. Fractional offers from two to 13 weeks and these do not necessarily have to be consecutive weeks. Choose the weeks you want.
In terms of financing, getting a bank or mortgage on timeshare is difficult. Prices are high no matter how good your credit is. This is because it is a well-known fact that most timeshares are depreciated over time. Conversely, banks and mortgage lenders consider fractions to value assets and will often treat them like any other home purchase.

Why do factionists tend to value while timeshares are usually depreciated? There are a couple of reasons. With fractionations, more of the buyer's dollar goes for high quality finishes and "bricks and mortar" compared to sales commissions, which can be as high as 40% -50% with timeshares.
In addition, timeshare values have historically been poor due to the large number of resale in the market, not to mention a continuous stream of new developments. The fact is that the secondary market for timeshares has never really developed.

Conversely, there are a limited number of factions on the market. Most likely, this number will remain small because the fraction is only built on the very best and most desirable locations. Therefore, demand increases supply and results in valuation of property.
Comparison of fractional to condo hotels

Fractional (private residence clubs) differ from condo hotels in that you have a specific period of time when you can use your vacation home. Condo hotels are actually condos located within hotels. You can use your device whenever you want and place it in the rental program when you are not using it. Fractional does not offer participation in rental program.

Fractional tends to be larger than most condo hotel units. Most fractional offer three to five bedrooms, while most apartment hotels are studios, one bedroom or two bedrooms. Currently, most condo hotels are located in Miami and other surrounding cities in South Florida. Fractional is most prevalent on the west coast, especially in ski areas. However, both types of real estate are gaining popularity quickly and soon there will likely be more supply across the country to meet the growing demand.

The popularity of cleaning services in Orlando

Orlando is a city located in the state of Florida, a city with a population of over 200,000 people. Because of its size, Orlando is the fifth largest city in the entire state of Florida. This city is often visited by tourists as it has many, many sights worth seeing. One fact that not many people know about Orlando is that it has an impressive number of hotels. After Las Vegas, Orlando actually has most hotel rooms in the United States of America. As you can imagine, one of the most popular services in this area is commercial cleaning. It is not surprising to many that Orlando girls are so in demand.

There is a well-developed commercial cleaning and house cleaning market in Orlando, and this fact is simple to explain solely by looking at the number of potential employers. The most relevant employers are probably hotel managers. They put the demand in this market. Take for example. Disney's All Star Resort, the largest hotel in the world, and located in Orlando Florida. This facility has 30 buildings and each has 3 different floors. The total number of rooms available at this resort is 1920. Imagine the cleaning staff and the number of maids who are part of such a team. Disney's All Star Resort is just one example. Of course, it is the largest hotel in this city and not only, but the point is that Orlando is one of the cities where the house cleaning market is an important part of the local economy.

Looking at job listings, you are likely to discover the impressive demand for Orlando girls. This field can offer many employment opportunities for all those in need of a job. Of course, there are certain requirements that a cleaning specialist or a maid must meet, but other than that, anyone interested in getting a job should definitely look over the cleaning market. In addition, Orlando is known for its steamy rates that are practiced in the real estate market. You can imagine that someone who can buy a home for a few million dollars is probably very, very busy. Their leisure time is definitely limited, so they probably won't waste it cleaning the house. This is when the Orlando cleaning market is again accessed by potential customers.

Truth be told, Orlando is a busy city. It is correct to say that the number of tourists who come to the city for whatever reason clearly outperforms the inhabitants. This will explain the large number of hotels and, by extension, the high demand for cleaning services. As a direct consequence, the companies that can offer commercial cleaning and house cleaning in Orlando come in an impressive number. Of course, not all alternatives are safe and professional, but ultimately the cleaning service decision must be a process based on specific aspects. One fact is certain, though. When it comes to cleaning services and professional maid service, Orlando is definitely the best city to live in.

Loews Portofino Bay Hotel – A trip to the Old Country

In these days of hectic lives and busy schedules, our leisure time has become even greater as the opportunities for relaxing seem to be so few. In addition, the many options available to the traveler aiming through them sometimes remove the joy of your vacation. Fortunately, in this day and age of modern technology, you can easily wade through your options, or if you want to remove the burden from your shoulders, you can always seek out a travel agent who will gladly help make your vacation "worry-free" without anything cost you.

As a travel agent, I have the opportunity to visit many of the places that the average traveler can consider. Knowing the product is one of the benefits of using a travel agency as opposed to using one of the many available online self-booking services. But the most important thing is that the destination chosen gives the traveler an unforgettable experience that they will cherish in the coming years. These memorable experiences begin with the chosen hotel room.

Located in the heart of Vacationland USA, Orlando, Florida, The Loews Portofino Bay Hotel is one such hotel. As part of the Universal Orlando Resort, the Portofino Bay Hotel brings the old world charm to modern entertainment. Modeled after the village of Portofino in Italy, the Portofino Bay Hotel is set in a picturesque bay where convenient water taxi service can take you from the quiet Bayside Piazza to the vibrant nightlife of Universal CityWalk or the fun and excitement of the two Universal theme parks as well like the other two on-site hotels.

Rooms at the Portofino Bay Hotel with their luxurious Italian furniture are large and comfortable, just what you want after a long day in the parks. However, the rooms are not the only attractive feature of the Portofino Bay Hotel. Guests have a wide selection of fine and relaxed dining options at the hotel. Whether serving delicious Naples or Tuscany dishes at Mama Della & # 39; s Ristorante or enjoying a leisurely meal by the pool at Splendido Pizzeria, any appetite can be satisfied right by the hotel. But your options don't end there. Several additional dining options are available just a short water taxi ride away on CityWalk or one of the other hotels.

Staying at the Portofino Bay Hotel is a memorable experience that carries benefits that extend to the two Universal theme parks. As a guest of the hotel, your room key gives you access to the Universal Express ride. This allows you to bypass the regular lines and avoid the long waiting times that sometimes occur due to the enormous popularity of the attractions.

As with most amusement hotels, Portofino Bay Hotel has special offers that are worth considering for a traveler. Whether you choose to visit during the season or stay 4, you can choose free choice, any choice you choose that brings you to Portofino Bay Hotel will be a good one.

With all the options available these days, getting quality and value for your money is something that most knowledgeable travelers look for when making travel plans. Portofino Bay Resort will meet and exceed your expectations and provide you with the memorable experience of a lifetime.

Condo hotels offer luxury and great investment potential

Not your typical holiday home

What could be more perfect about owning a luxury vacation home at a landmark resort and receiving rental income when you are not using it? Condo hotels are the latest trend in vacation home ownership. Live in it when you are there; rent it when you are not.

So how do condo hotels differ from owning a traditional condo or condo? These are not your typical second homes. They are fabulously furnished condo suites in some of the most famous hotels and resorts across the country. The properties are usually large, high-rise, luxury hotels run by a big name like Four Seasons, Ritz Carlton, Sonesta, Starwood or Hilton. Prices range from $ 200,000 to over $ 1 million for prime real estate.

Generate Revenue to Combat Mortgage Costs

How Do Condo Hotel Owners Find Tenants? This is what makes the program so appealing. When owners do not use their unit, it is put into the hotel's rental program. By utilizing a hotel & # 39; s name recognition, advertising, national affiliations, centralized booking system and management expertise, unit owners typically receive a higher level of rental income than they would from a traditional vacation home. Plus the hotel takes care of the tenants as well as all the housekeeping and maintenance of the apartment hotel units. Talk about trouble-free!

The real appeal of condo hotels is appreciation

While it is nice to receive rental income at your cottage, the most important factor from an investment standpoint is the appreciation. Condo hotel units have been valued at a much faster rate than single-family homes and condos in the same areas.

Most condo hotels are purchased directly from the developer. With limited inventory, condo hotel units have moved at lightning speed. In fact, almost every apartment hotel sells under construction, long before even a single spade of dirt is overturned. And as is the case in any situation where supply is much better than demand, condo hoteliers have seen tremendous appreciation in their units.

World famous resorts are attracting international attention

Most condo hotels are located in seasonal resort areas. South Florida, especially Miami Beach and Ft. Lauderdale, is one of the nation's hottest markets with world-renowned properties such as Fontainbleau, Canyon Ranch Living and Trump International at the forefront. Las Vegas and some of the Caribbean are also popular condo hotel destinations.

Who buys? In short, the answer is everyone. That is, investors and holidaymakers who recognize the appreciation potential of a revenue-generating holiday home. This appeal is not limited to US buyers. The concept of condo hotels has had international appeal with buyers from Latin America and Europe competing with Americans for the best properties.

Florida Vacation Rentals – How to Get the Best Out of Your Trip?

Florida is often referred to as the & # 39; vacation country & # 39 ;. Located at the cross-section of the Caribbean, Gulf of Mexico and the United States, it is blessed with the best natural offerings from the three worlds. It's a baffling scenario for visitors planning a trip to Florida – with so much to see at every corner.

If you're a beach buff, Florida may be a paradise in store – with pristine and exotic beaches teeming along the serpentine coastline. The sublime beaches of Florida are symbolized by their soft sands, exotic shells and giant surf-centric waves, inviting everyone with their unique natural beauty. The best way to enjoy this beachland's pleasures is to stay in a holiday home that feels like home and is within walking distance of the coastline – you can even snorkel and fish at will and even come back to your holiday home for a quick bite.

Whether you live on Sanibel Island or St. Augustine or Clearwater, renting a vacation home gives you a double pleasure – the experience of a lifetime paired while staying in a beach home. Your romantic getaway or family reunion has a completely different meaning if you enjoy a moonlit sky on the beach, listening to the waves while enjoying a homemade dinner. Watching a leisurely weekend in the oldest European established city in the US (St. Augustine) or revealing your true self in the crystal clear waters of Clearwater – Staying at your trusted vacation home makes it a loving experience for generations to come.

As an experienced traveler who is in love with Florida, I would like to share a few tips on vacation planning for Florida ….

  • Vacation rentals are a great alternative to expensive and impersonal hotels
  • The privacy and personal touch of a rental property cannot be experienced in a 5 star hotel
  • Hotel rooms near popular destinations like Disney are extremely expensive and may not be suitable for everyone's pocket
  • On a note of caution, choose only those vacation rentals that are licensed by the state of Florida – ensuring an annual inspection of the Hotel License Division in Florida
  • Make sure the holiday home has a child safety alarm so your child cannot enter the pool area without your knowledge

Go back in time to a museum in historic St. Petersburg

– Take your family on a dream trip in Orlando and enjoy the theme parks and amusement parks for dinner shows

– Enjoy the tropical flavor of the Florida Keys, stretching from Key Largo to Key West

– or collect shell souvenirs at Cocoa beach.

Some of my fondest memories are from my visit to Biscayne Bay National Park and Everglades National Park. Just a shout away from downtown Miami, Biscayne Bay is home to ceramic mushrooms, gentle manatees, brown pelicans, turtles, mangroves, fiery crocodiles and brilliant butterflies. Biscayne Bay consists of historical wonders and countless species of wildlife and consists of four perfectly protected ecosystems. But my dream trip was made even more memorable by the new & # 39; home away from home & # 39; – Loyalty Holiday Home in Kissimmee.

Moving to Jacksonville Florida

Jacksonville's beautiful geography and climate make living in the area quick and fun. The beaches in and around the Jacksonville area provide residents with beautiful escape experiences.

Located north of the city center, Atlantic Beach features impressive beach houses that reflect a variety of New England, Caribbean and artistic architectural styles. South of the city center is Neptune Beach lined with soft colored beach houses that are slightly more modest in size and style. Both communities share the same stretch of soft, wide, white sandy beaches supported by dunes covered with oatmeal.

The most populous stretch of Jacksonville coast, Jacksonville Beach, contains a fast-growing skyline of high-rise condos and hotels. Located in its active downtown area is the new Seawalk Pavilion, an oceanfront amphitheater, and Latham Plaza, a manicured green area located across the street. Together they form a recreational hub surrounded by numerous restaurants, night terraces and hotels. Throughout the year, both venues are popular festivals celebrating food, culture and music. Jacksonville Beach has a beautiful wide strand of soft, white sand that is fronted by oats and sand dunes. Adventure Landing is a popular water park and amusement complex located on the other side of the island.

Jacksonville's exclusive Ponte Vedra Beach has the huge oceanfront mansions of millionaires, a trio of world-class resorts including the five-star Ponte Vedra Inn & Club and shopping villages full of high-end stores. The most beautiful people in Jacksonville live in the most planned communities along Ponte Vedra Beach, making this beach a place when in Jacksonville.

There are plenty of sporting events in the Jacksonville area. AllTel Stadium is one of the most attractive NFL stadiums. The hometown of Jacksonville Jaguars is an exciting young team to keep an eye on for local residents. The weather in Jacksonville makes going to a football game a fun pleasant experience.

Jacksonville contains one of the largest zoos in America. The zoo's main attraction, the Range of the Jaguar, is a unique complex that adds to the exciting zoo. Designed as a recreated Latin American village and temple, the attraction includes a restaurant with large picture windows that allow visitors to see these mighty cats as you eat. The lion, elephant and earthenware exhibits allow visitors to see the animals in a natural environment. In addition to the animals, the zoo also has the largest thatched structure in North America, the Main Camp Safari Lodge, which serves as the park's entrance in addition to having a gift shop, meeting room and party areas.
